Your lead list spreadsheet is a powerful tool, providing comprehensive data on properties and their associated contacts. The list is organized to give you a complete picture for effective outreach.

Note that there are three types of Lead Lists: Parcel Data, Transaction Data, Mortgage Data.

Parcel Lead Lists

This includes: Total Acres, Total Number of Parcels, Mailing Address, Owner Name(s)

Transaction Lead Lists

This includes: Total Acres, Total Transactions, Total Sale Amount, Total States, Total Counties, Mailing Address, Owner Name(s)

Mortgage Lead Lists

This includes: Total Acres, Total Number of Mortgages, Earliest Maturity Date, Latest Maturity Date, Lender, Mailing Address, Owner Name(s)

 

Property Details

These fields quantify the size and complexity of the lead:

  • Total Acres: The total land area of all parcels associated with this single record. Quickly identifies large-tract owners.
  • Total Number of Parcels: The count of distinct, legal property parcels grouped together under this mailing address. A high number suggests a significant portfolio.

Mailing Information

This ensures your mail reaches the correct destination, which may be different from the property's location:

  • Mailing Address (and City/State/Zip): The full address where all correspondence for these parcels should be sent. This is your target for direct mail.
  • Street Address, Mail City, Mail State, and Mail Zip: The individual components of the Mailing Address - provided for easier search and filtering of results or to accommodate direct mail deliverables.

Addressees

This is the most critical section, detailing the full legal ownership and contact structure linked to the Mailing Address:

  • Addressee Columns: These columns (starting with Addressee 1) capture every name—individual, corporation, trust, or legal entity—that we have associated with the specific Mailing Address in that row.
  • One-to-Many Contacts: Since the data is deduplicated on the mailing address, a single row may contain multiple names.
